Construction Contract

California law requires very specific disclosures in residential construction contracts.
Home improvement contracts and home repair contracts have to include even more notices
and disclosures under California law. Remodeling contracts require the same disclosures
and notices as home improvement contracts. Commercial contracts don't require as
many disclosures under California law because the owners of commercial properties
are assumed to be more sophisticated and less in need of protection as consumers.

Property loss contracts (insurance repair contracts) are considered home improvement
contracts under California law because the agreement is between the home owner and
the contractor, not the insurance carrier. Still, most insurance companies will
not authorize a contractor to proceed with casualty loss repair work in California
with anything less than a very complete construction contract that complies with
California law.
